Please read these terms carefully before engaging our services. By proceeding with a renovation project with Manheng Valley, you agree to the terms outlined below.
These Terms & Conditions apply to all interior design and renovation services provided by Manheng Valley Pte Ltd (UEN: 201112345A), registered in Singapore.
Our Services
Manheng Valley Pte Ltd provides interior design consultation, space planning, custom carpentry, renovation project management, and related services to residential and commercial clients in Singapore.
All services are subject to a signed Letter of Award (LOA) or renovation contract. No work will commence until a formal contract is executed and the required deposit is received.
Quotations & Pricing
All quotations are valid for 30 days from the date of issue. Prices are in Singapore Dollars (SGD) and inclusive of GST unless stated otherwise.
- Quotations are based on the scope of works described at the time of issuance
- Any changes to scope, materials, or specifications after signing may result in variation orders with additional costs
- Manheng Valley practices fixed pricing — the quoted amount is the amount you pay for the agreed scope
- Material price fluctuations beyond our control may be communicated in advance
Payment Terms
Payments follow a structured progressive schedule tied to project milestones:
- 20% — Upon signing of contract (deposit)
- 40% — Upon commencement of works on-site
- 30% — Upon completion of carpentry and major works
- 10% — Upon final handover and client sign-off
Payments are accepted via bank transfer, PayNow, or cheque payable to Manheng Valley Pte Ltd. Late payments may result in suspension of works and attract interest at 1.5% per month.
Project Timeline
A projected completion timeline will be provided in your contract. Manheng Valley endeavours to complete all projects within the agreed schedule. However, timelines may be affected by:
- Delays in client approvals, selections, or decisions
- Unforeseen site conditions discovered during renovation
- Supplier or material delivery delays beyond our control
- Public holidays, government restrictions, or force majeure events
We will notify you promptly of any anticipated delays and work to minimise their impact.
Changes & Variations
Any changes to the agreed scope of works must be submitted in writing and approved by both parties via a Variation Order (VO) before work proceeds. Variation orders will detail the additional cost and timeline impact, if any.
Manheng Valley reserves the right to decline variation requests that are not technically feasible or that conflict with building regulations.
Client Responsibilities
To ensure a smooth renovation, clients are responsible for:
- Providing timely approvals for designs, materials, and mock-ups
- Ensuring vacant possession of the property on the agreed start date
- Obtaining any required HDB, MCST, or building management approvals before works begin
- Ensuring electricity and water supply are available on-site during renovation
- Informing Manheng Valley of any existing defects or special conditions in the property
Defect Liability Period
Manheng Valley provides a defect liability period of 12 months from the date of handover for all carpentry and renovation works carried out by our team.
- Defects must be reported in writing within the liability period
- Defects arising from client misuse, accidental damage, or wear and tear are excluded
- Defects in appliances or fixtures are subject to the manufacturer's warranty
- We will rectify covered defects within a reasonable timeframe at no additional cost
Limitation of Liability
Manheng Valley's liability for any claim arising from our services shall not exceed the total contract value paid by the client. We are not liable for indirect, consequential, or incidental losses including loss of income, rental revenue, or enjoyment of property during the renovation period.
Manheng Valley maintains public liability and workmen's compensation insurance as required by Singapore law.
Governing Law
These Terms & Conditions are governed by the laws of the Republic of Singapore. Any disputes arising from our services shall first be referred to mediation at the Singapore Mediation Centre before escalation to legal proceedings.
Manheng Valley is CaseTrust-accredited and adheres to the CASE-HDB renovation contractor framework, which includes a consumer-friendly dispute resolution mechanism.
